CONDITIONS OF CONTRACT
The contract terms are part of the rental agreement between you as a tenant and MuroCasa LosBreos SL (www.murocasa.com) as an intermediary registered in C / Albufera 43, 07440 Muro (Illes Balears) with the European tax number ESB57781015.
THE CONTRACT
With booking you guarantee 1. to be of legal age, 2. to act on behalf of the other travellers, 3. to accept the booking conditions. Your contract with www.murocasa.com is valid from the moment of the booking confirmation, and is governed by Spanish law.
PRICE OF THE BOOKED HOLIDAY HOUSE
Prices may change as the year progresses, as a result of special offers or newly added features. Your booking price is binding. The rental price includes the corresponding VAT, and all costs unless otherwise stated.
PAYMENT
To confirm the booking we ask a deposit of (normally) 25% of the total amount. The balance is payable no later than 30 days before arrival, or cash on arrival (optional).
DEPOSIT
Upon arrival, a deposit of 300 € in cash should be deposited to cover the cost of any damage and extra charges that might occur. If the damage exceeds this amount, the tenant will have to pay the full cost. The deposit will be refunded upon departure, with deduction of not yet charged utilities and any costs incurred by the landlord.
ARRIVAL AND DEPARTURE TIME
As a rule, all holiday homes are available from 3 pm on the day of arrival. Departure must be made no later than 10am on the day of departure. On request and subject to availability, these times are flexible. Departures after 12am will be charged (only if possible) once with 35 €
CHANGES TO YOUR BOOKING
Subsequent changes in a booking can only be made if no extra costs are incurred and these changes are actually possible. The extra costs incurred will be charged separately. Changes in the booking can only be made in writing by the person who made the original booking. When changing the holiday accomodation, the same conditions apply as the "CANCELLATION TERMS"
IF YOU CANCEL YOUR HOLIDAY
If you wish to cancel your booking, please send us the cancellation in writing. A cancellation will only be accepted by the person who made the original booking.
The following cancellation fees apply.
a) until the 90th day before departure 25% of the rent,
b) from the 89th day to the 60th day before the start of the journey, 40% of the rental price,
c) from the 59th day to the 30th day before the start of the journey 75% of the rental price,
d) from the 29th day before departure 90% of the rent. ,
IF WE CANCEL YOUR HOLIDAY
We reserve the right to cancel your booking at any time. In the unlikely event that we cancel your booking, for whatever reason, and/or for reasons beyond our control, such as the refurbishment of a holiday home, failure of the main supply facility, construction work in the immediate vicinity of the holiday home, etc. we will do everything we can to offer alternative accommodation with similar terms, as long as alternatives are available. If the alternatives offered by us do not correspond to your wishes, we will refund you the amount paid so far, which makes the booking effective. The purchase of airline tickets, the rental of a car and any other reservation costs that was not made through www.murocasa.com is completely beyond the terms and conditions set by www.murocasa.com and will therefore not be refunded by us.
FORCE MAJEURE
In case of force majeure (eg war, terrorism, political unrest, natural or nuclear disasters, fires, meterological conditions or any other unpredictable circumstance) which can be considered as force majeure, www.murocasa.com does not have the obligation to pay damages if we have to cancel or change your booking.
Majorca may experience problems with electricity or lack of water in some areas, which we can not be held responsable for, as they are beyond our control.
DESCRIPTION OF DOMICILE
Descriptions and information of the listed real estate published on our website have been collected personally by us during the sightseeing and photo sessions. However, changes may have been made without our knowledge, or have been made in the time between your booking and your arrival. We are not responsible for this. The objects are mostly owned by private individuals.
Please also note that in no case more people than in the description on our website may be accommodated. We reserve the right to immediately invalidate your booking without refund for breach of contract. Overnight in tents or caravans is prohibited.
KITCHENS
The kitchens are as described in the description and cutlery/crockery is sufficiently available. The presence of oven, dishwasher, washing machine, etc. should be clarified in advance, but is also in the description
DISABLED TRAVELERS
www.murocasa.com is not specialized in offering holidays to the disabled. However, some objects are partially adapted for the disabled. These objects are marked accordingly in the website.
BABY BEDS AND BABY CHAIRS AND OTHER EXTRAS
All our holiday domiciles have a cot with high chair. This service is free of charge (bed linen included), but must be requested in advance. More sets are also available on request and cost 7€/day. Extra persons (and beds) are only possible if so indicated.
SAFE
Many houses have a safe. If you want to make sure that the house you want to book offers a safe, please contact us before booking. We advise you to use a safe, as these provide more security for your valuables. The use of the safes (if available) is free, so in case of theft no complaints are accepted.
SATELLITE
If the description of the house states that satellite TV is available, this does not include pay-TV channels. Most of the times it is the international ASTRA 19.2 satelite
CLEANING SERVICE
The final cleaning is included in the price. Upon arrival, the house has sufficient linen and towels for your stay. Please note, bring the beach towels with you. These are not provided, unless it is specified in the description.
SWIMMING POOL, GARDENS AND MAINTENANCE
The maintenance of our holiday homes is the responsibility of the owner or responsible staff. The gardens should be maintained regularly and therefore it is impossible to do so only on the days when there is a change of guests. The care of the swimming pools usually takes place twice a week. You should be aware that the care and maintenance of both the swimming pool and the garden can not be done at fixed times and therefore it may be difficult to tell you in advance. We ask for your understanding, when our staff visited your holiday home, but so we can offer a certain standard and our guests well maintained land and you can feel completely comfortable.
CONSTRUCTION WORKS
In the case of construction work immediately away from the rented property, the renter has to inform www.murocasa.com about it so that we can try to stop the work. If this is not possible and the construction noise interferes with your holiday, www.murocasa.com will try to offer an equivalent alternative, subject to availability. However, as construction works fall under "force majeure" and fall outside the responsibility of www.murocasa.com, there is no possibility of damages.
VEHICLE RENTAL
In almost all objects offered by us a vehicle is necessary. www.murocasa.com is not responsible for the booking.
SECURITY OF CHILDREN
Please take care of your children. www.murocasa.com can not be held responsible in case of accidents.
INSECT / ANIMAL
Mosquitoes, ants and other insects are more present in warmer areas, especially in the countryside. All of our holiday homes have gardens and are often located in the fields where agriculture takes place, so that mice, rats and other rodents may also be found. Furthermore, of course, free-roaming dogs and cats can be in the area. Very rarely, but not impossible, is seeing (non-harmless) snakes.
HEALTH AND SAFETY
If you or any of your traveling companions are pregnant or have any medical problem, we advise you to consult with your doctor prior to your trip. In the area of your holiday home are multi-lingual medical centres. In case you loose a value during your stay due to theft, lost or robbery, we advise you to contact the local police immediately to report the loss. The loss of important documents should be reported to the consulate of your country
IF YOU HAVE A COMPLAINT
In case of problems and complaints, you should contact us as soon as possible by phone or text message 0034 664 669353 during office hours 09.00 - 18.00. In emergencies, you can also call outside office hours. We are 24 hours reachable, that does not mean that we have a 24-hour technician. Only the complaints you make during your stay will be accepted as valid.
